When this survey is the right choice

This survey suits properties where dampness and mould growth appear together, which usually means humidity, ventilation and surface temperature all need to be considered alongside any building defect. The surveyor should measure relative humidity, check surface temperatures at the cold spots where mould is appearing, look at extract ventilation in the kitchen and bathrooms, and consider how the property is heated and used.

What the report should tell you

A useful report will explain where moisture is being produced, how well it is being removed, which surfaces are cold enough for condensation to form, and whether anything else - a leak, rainwater ingress or a building defect - is contributing. Recommendations should cover moisture control and ventilation as well as mould remediation, because remediation alone will not last while the conditions remain.

What to be careful of

Mould that keeps returning in the same corner after cleaning usually means a cold bridge or a ventilation deficiency has not been dealt with. Where a household member has asthma or another respiratory condition, say so at the point of booking so the surveyor can advise on safe remediation.
